Cooling NYC. Effortlessly.
Installation, repair, maintenance, and air quality. Built for Manhattan's hottest weeks and most demanding buildings.
Our work for Manhattan buildings covers four areas: HVAC installation, 24/7 emergency repair, maintenance plans and indoor air quality. Here is how each one works.
INSTALLATION
Cooling Systems.
Full design-build for residential and commercial cooling. Central AC, ductless mini-splits, PTACs, heat pumps, VRF systems, and rooftop units. We handle the load calculation, the DOB permits, the equipment selection, and the install, including the awkward part of moving a 600lb condenser through a co-op service elevator at midnight.
24/7 Emergency Response.
When a chiller fails on a 95°F day or a boiler dies during a January cold snap, response time is everything. Licensed technicians on call across all five boroughs, dispatched from Manhattan. Most service calls resolved same-day. Major equipment failures get a temporary solution within hours.
24/7 EMERGENCY REPAIR
MAINTENANCE PLANS
Tuned. On Schedule.
Preventive maintenance extends equipment life by 30-50% and cuts energy costs by 15-25%. We design service contracts around your building, your equipment, and your use case, not a generic checklist. Property managers get consolidated reporting across multiple sites.
Cleaner Air. Measurable.
Indoor air in NYC buildings is regularly worse than outdoor air. We design filtration and ventilation systems that actually move the needle: MERV-13 filtration, UV-C sterilization, dedicated outdoor air systems, and active humidity control. We measure before and after.
INDOOR AIR QUALITY
How We Work.
Four steps from first call to final commissioning.
Survey
On-site visit. We measure the space, audit existing equipment, and identify constraints: landmark status, board rules, building access.
Spec
Detailed system design with equipment selection, load calculations, ductwork or piping routes, and a fixed-price quote within 72 hours.
Install
Permits filed, crew scheduled around tenants, equipment delivered. Most residential installs done in 3-7 days, commercial varies by scope.
Commission
Full system test, performance documentation, walkthrough with the building or homeowner, and warranty paperwork. Maintenance plan optional.
Authorized For The Best.
We design and install for every major HVAC manufacturer.
Common Questions.
Do you handle DOB permits for HVAC installs?
Yes. All commercial and most residential installs require DOB filing. We handle the full permit process in-house, from initial filing through final inspection sign-off. Most permits are pulled within 2-3 weeks.
How fast can you respond to an emergency?
Manhattan: typically under 2 hours during business hours, under 4 hours overnight and on weekends. Outer boroughs: 2-4 hours business, 4-6 hours after-hours. Active maintenance plan holders get priority dispatch.
Do you work with co-op boards?
Constantly. We prepare board submission packages, attend approval meetings when needed, and coordinate with building staff on access, freight elevators, and quiet hours. We've worked with most of Manhattan's major co-op management companies.
What's the typical timeline for a new install?
Residential single-zone: 2-4 days. Multi-zone residential: 5-10 days. Small commercial: 1-3 weeks. Large commercial retrofits: 4-12 weeks. We provide a fixed timeline with the quote.
Do you offer financing?
Yes, for residential installs above $10,000. Multiple financing partners with terms from 12 to 84 months. Approval typically within 24 hours of application.
What manufacturers do you install?
Authorized dealer for Carrier, Mitsubishi, Daikin, LG, Trane, and Lennox. We can install other brands on request but recommend authorized lines for warranty coverage and parts availability.
What's included in a maintenance plan?
Scheduled inspections, filter replacements, coil cleaning, refrigerant level checks, control calibration, and a written performance report after each visit. Plans include priority emergency response and discounted repair labor.
Are you licensed and insured?
Yes. NYC DOB-licensed Master HVAC contractor. $5M general liability, $1M workers' comp, $2M umbrella. COI available on request, usually same-day for property managers.
